In 1998, USAirport Parking opened on Tower Road, just a little bit north of Pena Boulevard. In those days, there was essentially no E470 north of Pena (it ended at 120th Avenue), so Tower was the only real way to the airport. USAirport Parking quickly gained a following among travelers using Tower Road to park at the airport - since USAirport Parking was easily visible from Tower Road, and had a large sign right on Tower Road, it was a logical choice for those travelers.

Within a few months, USAirport Parking routinely had over 1,000 cars parked on the parking lot - parking almost 3,000 cars for Christmas in 1998.

In 1999, USAirport Parking began to acquire customers from Pena Boulevard, as a long awaited ramp from Pena Boulevard to Tower Road was completed. By the end of 1999, USAirport Parking was no longer a "start-up" business, but was one of the most successful off-airport Parking facilities in the United States.

Continued growth at DIA fueled increased car counts at USAirport Parking. The new airport was further from the center of town, and many Denver area residents began to realize that dropping off and picking up travelers at and from Denver International Airport was less convenient than parking.

Immediately after the 9/11 attacks, travelers wishing to park close in at the airport experienced delays as their cars were searched. This boosted the popularity of off-airport parking, and, paradoxically, USAirport Parking was parking more cars despite a downturn in travel volume.

During the summer of 2002, USAirport Parking began to outgrow its' initial size of around 4,100 parking spaces. USAirport Parking filled up and turned away cars for the first time in its' history during the summer (USAirport Parking had filled during the Thanksgiving and Christmas holidays since 1999).

To accommodate the additional parkers, USAirport Parking began a major expansion, which added about 4,000 additional airport parking spaces in 2003. Then, in 2004, about 600 of these spaces were covered, but, as covered parking proved successful, an additional 600 spaces were covered in 2005.

At its' present size of 8,000 spaces, USAirport Parking is the largest private off-airport parking facility in the world.
